If you read this post, you know we've had a few issues with what I perceive to be bait & switch with Ryan Homes. After the disappointment with being offered one lot, then given another lot almost half the size, I felt like we weren't offered any real consolation for losing 4000 sq ft of yard (really, a black aluminum fence & 6 trees?). We went back & forth some more, asking for some form of discount on upgrading our carpet padding & a double oven. And then we waited. And waited. And waited. Almost 2 weeks and we finally got an answer today. We've been given a whopping $150 off the carpet padding and told they could upgrade our oven at the cost they would be charged, which is less than $200 off what we would pay retail for the damn thing. And this is after we ALREADY paid $1450 to upgrade to stainless steel. Are you freaking kidding me? $1450 to upgrade three appliances, one of which (the dishwasher) gets horrendous reviews so we'll probably end up replacing it within the next six months anyway. So now three appliances are going to cost us $4350 (the dishwasher retail is only $450, microwave is $400 so that means we're paying $3500 just so I can get a freestanding double oven, since the wall double oven isn't an option according to our SR).
So much for getting any sort of consolation for losing half of our yard. Ugh. It's a good thing my husband has a level head, because I was seething from this recent development & wanted to call our SR, tell him the whole deal was off & that RH could shove it. I am seriously having second doubts about this home building process. If we're having this many issues and we haven't even broken ground, what in the hell else is going to go wrong??
Mama G, I am missing something from your post! It sounds like the $4350 includes everything: the double oven cabinet and all the appliances (double oven, cooktop, dishwasher, and microwave). Is that correct? If so that is a pretty good deal! OR

Honestly, you are in pretty good shape because they are approving the double ovens. Some people have been denied the double oven in the ROME! Count it all as joy! It's going to make your kitchen look HOTT! ;-)
BTW-use the $150 for extra outlets which are $75 each (one on the opposite side of the island and other one above the cabinets to install under counter lightening or a ceiling rough in or one recess light.
We were told a wall oven wasn't an option (I've since seen it on some of the Rome blogs, but I knew it would be a nonstandard & probably cost us a hefty sum so it was a fight I wasn't up for. Especially since I had to do so much arguing & researching just to get them to install the microwave over the range.), so our only choice then was to do a freestanding double oven range (specifically the GE Cafe 30-in 5-Burner Double Oven Convection Gas Range, since GEs were our only option w/the RH GE partnership). So essentially it's costing us $4350 for just 3 appliances (the microwave, dishwasher & range). I wouldn't complain about the cost alone, it's the fact that getting the upgraded range was supposed to be a "consolation" for losing out on the backyard & we're basically now only getting $150 off the carpet pad.
DeleteOkay, now I understand!!!! I just looked online at some of them and they range from $1400-2000 for the free standing double oven gas range and more with the convection. They were really nice!! You can see the double oven wall unit on the blog call "Home Sweet Rome" by Maria Ramos! She was the first person to get them. If you go to Amanda's blog, you can find Home Sweet Rome on her blog list. If it would make you happier, I would shoot for the double oven wall unit. There is sufficient information to provide to the SR to have it done because it has been done! She is right, it is not an option with the Rome, but it can be done!! Let me know if you need help with it and send me an email. I understand all to well how you are feeling. It's been nine months and we still have yet to DIG a HOLE! HANG IN THERE!

DeleteThat is so lovely! My biggest concern is blowing our budget even further (we've already spent much more than we anticipated & haven't had our Guardian meeting yet!). My husband sent yet another email to our SR asking for some additional incentives to offset the cost of the range so we'll see what the response is. Unfortunately now that we've signed our contract, our SR is much less responsive. And I can't imagine having to wait as long as you have, I would have gone batty by now! But as you can probably tell, I'm not a very patient person ;)
DeleteWelcome to building with Ryan Homes! You need to take blogs to the sales rep as proof of what they do, because they have no way of knowing what takes place in other Ryan communities. They are trained to believe certain things which are not necessarily correct.
ReplyDeleteWe got a no on some things and took blogs to our sales rep to show him that yes, Ryan does do these things. He got our PM involved and the two of them were able to help us get most of what we wanted.
Any chance you would consider changing your background color to something less dark? I love reading what you write, but it's hard on the eyes with a dark background and white print. ( I know! I sound like an old lady!)
Haha... you sound like me at the beginning. We didn't have any MAJOR issues like you, but there were a couple of little things that just burned me up. I was constantly freaking out and my husband would have to talk me down. lol. We actually cancelled the check on our first large deposit because I was having so many doubts. We're not in our house yet (we close on Friday!!), but I can tell you it got better for us once construction started. I just started to get so excited about our new awesome house that the stupid RH stuff didn't to me as much. Hopefully you will get a great PM that will make the rest of journey good for you. I totally get where you are coming from though... good luck with everything.
