How picky are you?
Move in went as smoothly as it could have (movers worked from 3:30-10:30 p.m. & yet we still have loads of random crap to still move over from the old house). But I digress. Now that we're living in the house, we're seeing lots of things that aren't up to snuff. They're all mostly little (paint on the tile floor, paint on the wood floor, paint on the shower surround, missed spots of paint, nails visible on the cabinet trim), so I'm curious how picky we're supposed to be when it comes to asking for things to be repaired?

I cleaned up all the paint on the flooring myself, but visible nails should be taken care of as well as areas that need more paint. The PM that did our pre-settlement demonstration even mentioned that we would find areas where paint was missed and that they would take care of that at the 30 day. I'm very picky. I don't expect perfection, but there's no excuse for carelessness and laziness (something I found in excess in our home). You will continue to find many small issues, so just keep a list handy as you will never be able to remember them all.
ReplyDeleteWe also have much laziness in our home, been here about 50 days now, and I thought I could over look them, and with every day it pisses me off more....I mean if the seriously painted over dust, and you can tell it was dust and they didnt care enough about me..........why did I NOT nit pick more??? I am still dealing with 30 days issues and the more the house settles there are nails pops and cracks everywhere and boogers, drives me nutz and angers me....I should have been pickier at the 3o day, so my 10 month is gonna be a BIG one!
DeleteI mentioned anything that I knew would drive me crazy on a daily basis if it wasn't corrected... and our PM has taken care of everything we've mentioned to him. We practically had our house repainted during our 30-day repair work because there were so many paint and drywall issues. Ask about anything that bothers you... the worst that could happen is they don't fix it, right?

DeleteIf you have not started, begin writing down the things that annoy you and consider giving the list to your PM a week in advance so that he can schedule the appropriate contractors for any and all repairs.
ReplyDeleteBe nit picky, you will hate yourself later if you dont!! Trust me, I'm in this position now...I look around and say "really, you didnt see that when you painted over it?""..........everyday I find something new, I have come to resent the house, I'm in a bad place right now, everytime I really clean I wanna freak out.
ReplyDeleteDW, I was in your exact position post move. I wanted to call a realtor I was so upset. I made sure that RH was aware of my issues. They have fixed much of what was bothering me, but the fact that they had to fix those items in the first place was the problem. There went another week of my life when I had 10-12 guys in my house each day taking care of various problems. If they could have just taken a few more minutes the first time around, so much of it could have been avoided. What was especially annoying is that several of the items were things that I mentioned to my PM during a walkthrough a couple of weeks before closing. He basically blew me off and told me that there was nothing they could do. I wish I could say something to make you feel better. All I can do is commiserate :)
DeleteRachel, the thing with my home is too is that it is still settling, and with the settling is coming many ceiling cracks and seams cracks were the walls meet. So I have to just wait until our 10month, or else I would have someone here every week. Tomorrow a punchout guy is coming, Rusmur floors is coming to fix some hardwood issues, our sump pump still has a part ordered on it..... Every day off I have is with this home...Again though my PMs are great and anything I want fixed, gets fixed no questions asked. But who takes accountability for these things in the long run?....The framers the drywallers?
DeleteIs all this normal, we have had neighbors who had little to no issues, to people with so many issues........who know :(
We have every right to be picky. We've been here over 2 months and I still continue to find things that are driving me crazy. I do expect perfection and things have been far from perfect. We are spending our hard earned money. We have had them in the house numerous times and there are still things that need to be fixed. I'm sick and tired of it. My breaking point was when one of the contractors broke something personal in our bathroom and didn't even tell us. I found the broken item hidden. That set me over the edge and I lost the little bit of confidence and trust I had. I could go on and on but that's not going to do any good.
